This project involved a complete renovation of a triple-decker home located in the lively East Boston real estate market. Following popular trends among developers and property owners for modernization and preservation, the renovation aimed to maintain the building’s structural integrity while updating the interior layouts to meet current standards and goals.
The original floor plan featured 2-bedroom apartments characterized by a single, compact bathroom, fragmented kitchen and living spaces, and incongruous spatial adjacencies. Our intervention involved the addition of a third bedroom on the ground floor and a fourth on the second and third levels respectively. Furthermore, master bathrooms were integrated into each floor, and enhancements such as a more secluded outdoor patio were introduced. The reconfiguration also entailed the expansion and integration of the kitchen, dining, and living areas towards the building’s frontal aspect. Concurrently, we streamlined the layout by consolidating egress points through the implementation of a 13R sprinkler system.
The resultant layout achieved a marked improvement in spatial efficiency, thereby better accommodating the needs of prospective residents. Moreover, this initiative contributes positively to addressing the acute housing shortage prevalent in the Boston metropolitan area.
